Entrance Options

The Board of Directors in conjunction with Community Association Management has worked diligently throughout the past year to obtain bids for multiple options for the main Cascades fountain.  Due to the size of the project, several contractors declined to bid.  We ended up with three viable options, each of which the scope of work, costs and potential special assessment figures are detailed below:

 

KEEP EXISTING DESIGN & BRING UP TO WORKING ORDER (REPLACING 4 PUMPS)

Total One Time Cost:  $24,105.26 + $4,000 tile replacements + $3,000 contingency

Special Assessment Per Lot for One Time Costs:  31,105.26/314 lots = $99.06

Ongoing Costs:  Approximately $5,000/year electric service & ongoing tile replacements

 

REMOVE EXISTING WATER FEATURE COMPLETELY & REPLACE WITH LANDSCAPING, UPLIGHTING & NEW SIGN (no water feature included)

Total One Time Costs:  $26,820.89 + $3,000 contingency + $10,000 signage budget

Special Assessment Per Lot for One Time Costs:  $39,820.89/314 lots = $126.82

Ongoing Costs:  Approximately $50/year electric service & $95 increase in landscape maintenance

Total One Time Costs:  $41,000 + 3,000 contingency + $10,000 signage budget

Special Assessment Per Lot for One Time Costs:  $54,000/314 lots = $171.98

Ongoing Costs:  Approximately $230/year electric service, $95 increase in landscape maintenance & $150/year in start-up and winterization of water feature.   The pump cost is currently $820 (3-year manufacturer’s warranty) and is expected to last 5-10 years.
